It’s long been said that breakfast is the most important meal of the day. At Arden House we couldn’t agree more and we think that breakfast is even better when somebody else makes it for you. That’s why we want you to wake after a great night’s sleep and join us in our warm and welcoming dining room where you will find your table set and ready for you to tuck into your breakfast of choice. We do offer more specials from time to time, so look out for these when you arrive.

Accessibility Statement

Arden House is a traditional Scottish Victorian Villa built over 100 years ago.  As such it has not been designed for those with accessibility issues.  The main entrance is accessed from a gravel driveway and has a small step leading into the main entrance hall.  We do have ground floor accommodation that can sleep up to four people and is suitable for anyone unable to use the stairs.  The room has an en-suite shower room and toilet facilities.  The shower is not level access as there is a small step into it.   Any questions or concerns please just call or email; we are more than happy to assist.

House Layout

  • The house is on two levels; ground and first floors. There is one step up into the entrance porch (10cm) and then it is level into the front hall. The porch has a tiled floor which leads onto a carpeted hallway.
  • There is one room accessible on the ground floor that can sleep up to four people with an en-suite shower and toilet facilities. There is a small step into the shower.
  • The guest dining room is located on the ground floor.
  • The main internal doors that guests access on the ground floor are a minimum of 82cm wide. However, once in the ground floor bedroom access to the en-suite is restricted to 66cm due to the layout of the small adjoining room and en-suite bathroom.
  • To access the first floor, there are 13 steps to a half landing and then a further 7 steps, which are 110cm wide and 15cm high. There is a single handrail banister on the left side all the way up to the top.
  • From the first-floor landing there are four bedrooms. All bedrooms have en-suite shower and toilet facilities.
  • There is ample parking available near the main entrance, approx 10 metres away, which is across the gravel drive to the front of the house. Cars can be parked closer to the main entrance if required.

Pets

  • We do not allow guest pets in the house.
  • We have a cat, Garfunkel, who has access to our private rooms within the house. He is not permitted into the kitchen whilst preparing food, nor does he have access to the guest areas of the house, although you may come across him in the ground floor hallway.  Due to this, Arden House may not be suitable for anyone with cat allergies.
  • Garfunkel is friendly but can be wary of new people and tends not to mix with guests. However, if guests advise us of a fear of cats we will ensure he is kept away whilst you are staying with us.

Bedrooms

  • Breakfast menus and welcome information are available in each room.
  • All rooms have a selection of teas, coffee, hot chocolate, milk, fresh drinking water and biscuits and each room is supplied with a cordless kettle. Soya or almond milk is available on request as well as gluten free biscuits.
  • All rooms also have a Freeview TV with remote control and there is free guest wi-fi available. Log in details are on the back of the bedroom doors. The televisions in the room are equipped with subtitles.
  • The bedrooms all have locks and guests are provided with a key to the room, as well as a front door key to come and go freely. The main door is locked around 10pm each evening and we ask guests who come in after this time to ensure it is locked after entering.
  • Each bedroom has a main ceiling light, controllable from the door. There are also bedside lamps on each side of the bed.
  • All duvets and pillows are made of a synthetic filling, suitable for everyone.
  • All rooms are equipped with en-suite shower rooms.
